Our standard cleaning typically includes the following:

For steel steam boilers:

  • Open fireside of boiler, vacuum combustion chamber. Clean front and rear flue collectors. Punch boiler tubes. Check flue pipe and inspect chimney.
  • Check boiler and pipework for leaks. Drain boiler, remove cleanout opening or equivalent washout facilities. Wash boiler internally, removing all accessible scale and sediment. Flush out all operating controls where accessible
  • Replace cleanout gaskets where necessary. Close and fill boiler to proper level and chemically treat boiler water.
  • Test boiler low water cutoffs and safeties. Check pilot and thermocouple operation as needed. Fire burner and test operation.

For steel hot water boilers:

  • Open fireside of boiler, vacuum combustion chamber. Clean front and rear flue collector. Punch boiler tubes. Check flue pipe and inspect chimney.
  • Check and lubricate circulating pumps. Drain expansion tank. Check boiler and pipework for leaks. Charge expansion tanks.
  • Test boiler low water cutoffs and safeties. Check pilot and thermocouple if applicable. Fire burner and test operation.
  • Furnish and install complete set of fireside gaskets properly set and tightened into position.
  • Close rear of boiler. Lock and seal as per manufacturer’s recommendation. Close front splinter and outside doors. Lock and seal as per request.
  • Test by standard process and refill as required, venting boiler as necessary. Venting of system, if necessary, to be performed by others.

For cast iron steam boilers:

  • Open fireside of boiler, vacuum combustion chamber. Clean flue passages. Check flue pipe and inspect chimney.
  • Fill boiler to header. Check boiler and pipework for leaks. Drain boiler. Flush boiler and controls where accessible. Close and fill boiler to proper level and chemically treat boiler water.
  • Test boiler low water cutoffs and safeties. Check pilot and thermocouple operation if applicable. Fire burner and test operation.

For cast iron hot water boilers:

  • Open fireside of boiler, vacuum combustion chamber. Clean flue passages. Check flue pipe and inspect chimney.
  • Check and lubricate circulating pumps. Drain expansion tank. Check boiler and pipework for leaks. Charge expansion tank.
  • Test boiler low water cutoffs and safeties. Check pilot and thermocouple operation if applicable. Fire burner and test operation.
